In the market for a horse property or equestrian ranch-style property in southern Maryland? A lot of people already know what they’re looking for but if not, or if this is the first time you’re in the market for a property with stables, rural land, a farm, or pastureland, here are some tips to keep in mind.
You want a real estate agent that listens to your needs and truly understands what goals you have in mind. What is the end result? How much do you want to pay? What are the results you want out of the property? How will you use the property? Are there certain features to the property you simply don’t need? A good real estate agent can give you insight into the current market and help you negotiate a price. The purchasing process can be a lot easier when you have a real estate agent that is familiar with the process on your side.
The old adage, location, location, location is truly accurate when it comes to finding the right horse or equestrian property. You may want to find a spot that’s close to a veterinarian clinic, co-ops, feed stores, or places to get hay and grain. The location to nearby farms might be important. You may not want a property that is right next to major housing development as the property tax could increase dramatically over the next few years forcing you to sell.
As with any property, the buyer should think long-term. As needs change over time you want to make sure that this horse property is the right decision now. What will you do with the property in five or 10 years? Is it a good long-term investment? What are your objectives to the property? You’ll also want to keep in mind any future renovations when determining the budget.
If you have grandiose ideas of having 18 horses, a flock of sheep, and a gaggle of geese, you might be biting off more than you can chew. If you’re used to this type of farm animals, you may want to go bigger but if you’re just getting started, you may want to start off smaller, which may require a smaller ranch or farm. Talk to your real estate agent about your goals and what you plan on doing with the property and if you’re prepared for the long-term investment.
If the property you are considering is already a working ranch the neighbors are probably familiar and accustomed to farm noises, sites, and smells. But if this is a new farm, you may need to discuss your desires and plans for the farm with them. You always want friendly and quiet neighbors that can help you when you get in trouble so try to avoid buying a horse property near troublesome neighbors.
Always hire a professional home inspector that is familiar with ranches, farms, stables, and outbuildings before finalizing the sale. You want to make sure that the property meets your needs and budget and they are not buying a money pit they’ll have to pour any excess budget into to repair or replace once you own the home. You want to inspect fences, stables, and any other buildings as well as electrical, pipes, roofs, and foundation of any building or structure on the property.
